Pathogenic microorganisms on objects of unfinished construction

In recent times, due to the fact of huge quantity of unfinished construction project and low proposition on land market, more developers pay attention on objects of unfinished construction. This is positive decision that it cannot possible underestimate. On one side, it solves critical question housing accommodation, and on other side – eliminate grey unfinished construction project. Therefore, for citizens and prospective clients it is positive decision, and for developers is a challenge to complete construction projects that for several years were under atmospheric effects and nature processes.

As all think that pathogenic microorganisms, as a rule, appears in old residential properties. However, an experience of developers and employees of specialized services points out that unfinished house which were out in action even one autumn-winter period without special antibacterial preservation, also are dependent on occurrence of mold and fungus. Especially it concerns walls and floor from northern side of house, where at high humidity and weak sunlight can cause facilitative conditions for occurrence of pathogenic microorganisms. Reinforced concrete and brick constructions and concrete elements that not blanketed of facing materials, especially under atmospheric effects are intent to high humidity absorption that leads to possible occurrence of pathogenic microorganisms, mold and other funguses. These ones can cause main hazard already after finishing of facing works, when air and sunlight access is closed off for exposed surface. It is impossible to identify such exposition at early stage, but these are suitable conditions for microorganism’s occurrence.

Firstly, it is a hazard for humans that are unsuspicious of such hard neighborhood, can inhale harmful active substances (enzymes) for month. The molds are zygomycetes, ascomycetes that form a branched mycelium without big and faintly visible kames, which emit spores – enzymes. These enzymes, hitting into respiratory system, stomach or skin integument, can cause toxic poisoning, allergic rhinitis, and asthmas and provoke cancer. In addition, mold is one of hazardous factor of biocorrosion and biodegradability of construction materials.

Ukrainian legislation determines general terms and conditions for residential house safety and quality in CN&R 2.08.01-89 and SCN B 2.2-15-2005 «Residential housing. The main terms and conditions». In addition, family standards ISO 16000 include anti-pathogenic measures.
